Title: Business Manager
Location: Citra at Windermere, Windermere, FL
Reports To: Residential Regional Manager
Summary of Responsibilities: Manages residential real estate properties for owners by performing the following duties personally or through subordinate supervisors in order to optimize the return on investment for the owner while providing a quality living environment for residents and promoting a positive working relationship with employees.
Essential Duties and Responsibilities:
- To carry out all duties and responsibilities specifically assigned by the immediate supervisor.
- Prepares and implements a marketing plan for the property each year. Develops and implements resident retention, marketing and advertising program.
- Prepares and monitors the operating budget; submits regular reports on property status such as variance and occupancy reports. Is responsible for maintaining budgeted occupancy levels at approved rental rates.
- Responsible for achieving the highest possible NOI through effective cost control while maximizing revenue. Responsible for maintaining all on-site and virtual books, records and files.
- Collects specified rents, delinquent rents, files evictions and approves write-offs as necessary.
- Conducts regular training for all staff members and conducts periodic meetings with site staff. Creates and maintains a positive environment for staff and promotes a high quality rental-living experience for the residents.
- Assists with eviction of residents in compliance with court orders and directions from owner's attorneys. Audits all new and current lease files for accuracy and compliance.
- Performs regular physical inspections of property and arranges for alterations to, or maintenance upkeep of, or reconditioning of property as specified in property management agreement. Supervises maintenance of buildings and grounds. Arranges for and approves purchasing of supplies, services and goods for the property.
- Employs or contracts for services of leasing consultants, maintenance techs, grounds-keeping personnel, onsite management personnel, and security when applicable. Supervises hiring process by subordinates.
- Responds to after hours emergency calls as required.
- Attends to resident issues and needs, including neighbor disputes, renewals, maintenance issues, and all other matters relating to residents. Acts as owner's representative in the community the property is located in.
- Ensure compliance with OSHA and safety training.
- Responsible for the overall performance of the asset.
Qualifications: These requirements represent the education, knowledge, skill, certifications/licensure and/or ability required to perform the job satisfactorily. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential duties noted above.
- Bachelor's Degree from an accredited four year college or university, or one to two years related experience and/or training, or equivalent combinatoin of education and experience
- Ability to read, analyze and interpret general business periodicals, professional journals and government regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from residents, owners, supervisors and the general public. Bi-lingual skills may be necessary in some markets.
- Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, rent per square foot and other basic algebraic functions. Ability to create basic formulas for spreadsheet applications. Ability to create read and understand property budgets. Ability to read and understand operating statements.
- Ability to solve practical problems and deal with a variety of frequently conflicting priorities and distractions while keeping the community running smoothly and profitably. Ability to interpret a variety of instructions furnished in written oral, diagram, or schedule form. Ability to deal with residents in an empathetic, professional manner. A good understanding of customer service concepts and applicability will be necessary in this position.
- If not held, will be required to earn the ARM or CAM designation. Complete and pass Fair Housing Test. Valid state driver's license.
- Computer literacy, working knowledge of Microsoft Windows, Word, Excel; and the pertinent on-site residential property management software package.
