Recognized as one of the Top Places to Work by major Florida publications, Franklin Street Management Services, a Florida based Property Management Company, is currently seeking an experienced General Manager for Channelside Bay Plaza, located in downtown Tampa.

The General Manager for Channelside Bay Plaza is responsible for management of all aspects of the day-to-day operations of the Channelside Bay Plaza complex.  The person in this role is expected to be a leader in the execution of the business strategies and marketing direction for the plaza in order to meet corporate objectives. 

In entertainment complex management, nights, weekends, and holidays are par for the course so candidates must be available and willing to work a flexible schedule and attend events.

DUTIES AND RESPONSIBILITIES

  • Operates the property efficiently in compliance with Company guidelines in order to achieve maximum return on investment (ROI) for the property owner. 
  • Practices and promotes a collaborative team environment.  Manages property staff including recruitment, hiring, training, motivation, performance evaluation and coaching, counseling and/or terminations with the guidance and partnership of the RPM and the Director of Human Resources.
  • Ensures all employees receive adequate training.
  • Ensures staff and management is scheduled as needed, plans and conducts staff meetings and upholds other relevant management responsibilities.
  • Completes bi-weekly payroll functions.
  • Models a high level of customer service and ensures all employees display a courteous and helpful attitude towards tenants, customers, co-workers, and all visitors to the property.
  • Responsible for execution of a comprehensive overall marketing plan and the retail, promotional, and event calendar for the complex through the utilization of the Marketing and Event Manager and corporate marketing department.
  • Obtains all necessary city permits and insurance compliance requirements for special events and promotions.
  • Maintains an active management presence at all promotional and special events.
  • Manages the complex business office activities and staff including marketing, accounting, financial reporting, etc.
  • Tracks, monitors and prepares or supervises the timely and accurate preparation of all required management and accounting reports and forms, including but not limited to Monthly Operating Report, monthly collection reporting, delinquency reports, accounts payable, human resources forms, and safety reporting.
  • Tracks tenant sales reports and calculates necessary percent rent payments due.  Forwards to corporate accounting for billing if necessary.
  • Maintains on-site tenant lease files to include all updates and amendments, certificates of insurance (COI), correspondence, tenant improvements/site plans and modifications.
  • Oversees the maintenance and physical operations of the property through the utilization of Building Engineer and staff.
  • Performs weekly/monthly property inspection walk thru with Building Engineer.
  • Coordinates with Building Engineer maintenance repairs for the center, to include new vendor setup agreement when necessary.  Provides vendors with documentation to comply with company policy requirements of complete vendor profile, contact information, W-9 and COI.
  • Communicates effectively to ensure goals are being achieved.
  • Meets with tenants regularly to address any rent delinquencies or resolve issues related to tenant’s occupancy. Contacts tenants directly to request payments and remittance confirmation as needed. Ensures compliance of all tenants regarding the terms of their Lease Agreements.
  • Communicates regularly with RPM and business partners to update them on property issues, events, and overall complex performance.
  • Performs other duties as assigned.

KNOWLEDGE, SKILLS, AND ABILITIES

  • 5 + years of proven experience in mall/entertainment complex or retail General Management or other applicable field.
  • Knowledge of retail management, event marketing, general marketing and advertising including social media, and working knowledge of the interaction with media/community affairs.
  • Sound fiscal management and budgeting skills.
  • Strong written and verbal communication skills (professional level English).  Must be able to speak clearly and concisely. Strong media presence a plus.
  • Must possess the ability to represent the company professionally both in person and over the phone with a pleasant demeanor and client/customer service focus.  Must be capable of effective customer service skills for interaction with customers, tenants, the media, area business owners, and co-workers.
  • Bi-lingual Spanish a plus.
  • Professional business attire is required.  Must be able to adhere to the appropriate dress code for each event and appearance policies.
  • Familiarity with Channelside and the greater Tampa Bay community preferred.
  • Ability to maintain active involvement with tenants, promotions, event and special occasion coordination on a daily basis.

EDUCATIONAL/TECHNICAL REQUIREMENTS

  • Bachelor’s Degree from a regionally accredited college or university in Business, Marketing, Retail Management, Facilities Management or a general degree paired with other significant applicable course work and experience required. 
  • Advanced proficiency in MS Office suite including Word, Excel, Power Point and Outlook required.  Proficiency in Adobe, InDesign, Illustrator, Photoshop, or other applicable software a plus.
  • Additional coursework in related retail or event management a plus.
  • Ability to type 45 - 50 wpm or faster strongly preferred.
