CONSTRUCTION SENIOR PROJECT MANAGER

Oversees the  total construction effort  of his assigned projects to ensure projects are safely constructed in accordance with design, budget and schedule and are completed on time and within the project budget.  Includes interfacing with client representatives, design team, subcontractors and suppliers.

Responsibilities:

  • Review project features with the Estimating Department.
  • Develop and maintain a project schedule with the Project Superintendent.
  • Prepare preliminary paperwork i.e. submittals, introductory letters, subcontractor approvals, cost breakdowns of work items, etc.
  • Develop and maintain submittal logs and RFI logs, meeting minutes, and other project documentation.
  • Initiate project startup and closeout sheet and submit a copy to the field office.
  • Sign off on budget prior to construction start.
  • Responsible for cost management for the project.
  • Prepare, issue and seek subcontractor acceptance of subcontract agreements and purchase orders.  Prepare Scopes of work with subcontractors and negotiate final subcontract amount.
  • Submit monthly cost revision with explanation of any cost variance.
  • Process changes received from the Owner/Architect including contacting the subcontractor for pricing, reviewing subcontractor quotations to ensure that they are accurate and reasonable, and present them to the Owner/Architect with confidence that the pricing is in accordance with the changes.
  • Maintain change order logs.
  • Coordinate and direct all project activities with the Project Superintendent to ensure all milestones are met.
  • Attend to final closeout documents and see that punch is complete.
  • Maintain contact with the project Owner and Architect/Engineer  throughout project duration.

Sr. Project Manager requires a BCN Degree and a Minimum of 10 Years Project Management Experience in Commercial Multifamily Construction, and a minimum of 5 years field experience.
