General Summary: Oversees and manages the design and development of commercial development projects utilizing creativity, foresight and judgment to meet project requirements and objectives including management of consultants, schedule, budget, design, and execution from concept through project opening.
Essential Job Functions:
- Works with project team and company resources to prepare overall project strategy, program, and pro forma as required. Ensures same is maintained throughout development process
- Prepares reports and specifications; including review of reports, plans, cost estimates and calculations
- Establishes and monitors the design process from conceptual phase through construction administration, ensuring the design idea is consistent and properly executed
- Creates, monitors and manages project budgets and schedules
- Communicates with other disciplines, vendors, and contractors to ensure incorporation of all information into project requirements and provides support as necessary
- Works with consultants and senior management to develop and coordinate detailed design concepts with ability to develop functional requirements and project-design criteria
- Ensures that construction detail documentation conforms to quality assurance, quality control and best practice standards from pre-construction through construction
- Coordinates integration of engineering systems into the overall project design
- Oversees the design, selection, procurement and installation of fixture, furniture and equipment
- Oversees space planning and programming activities
- Responds to technical implications of design decisions
- Promotes and achieves project goals of excellence in design, execution, and sustainability
- Assists with design and technical coordination among disciplines (architecture, branded environments, planning and strategies)
- Implements code, accessibility and zoning analyses
- Ensures the creation of the design narrative and design graphics for concept presentation materials
- Presents project design materials to senior management
- Coordinate quality control reviews for projects to confirm documents are meeting company’s standards
- Closely coordinates with project team, and provides documentation to them, as necessary, to alert them of elements needing their coordination and/or documentation
- Prepares task lists and internal project schedules, prioritize and concurrently services multiple projects
- Reports out to senior leadership at key thresholds the status of projects and recommends how to proceed moving forward.

Knowledge, Skills and Abilities
- Demonstrated ability to foster teamwork, collaboration and build relationships Demonstrated understanding of bidding and procurement requirements
- Understands critical path management and the utilization of schedules to establish timelines, meet deadlines and prioritize appropriately
- Ability to coordinate all activities related to the planning and construction of development projects
- Previous demonstrated experience managing individual projects in excess of $25M
- Knowledge of the local, state & federal jurisdictions required to obtain all necessary entitlements would be an advantage
- Must be able to maintain a positive and productive work attitude and a team orientated mind-set with the ability to maintain good relations with employees, supervisors, governmental agencies and clients
- Demonstrates understanding of the architectural design process and integration of interior design concepts/ with ability to develop design element components
- Understands with proficiency detailed construction documents including floor plans, elevations and sections, electrical details, finish schedules, furniture floor plans, FF&E specifications, finish boards, materials and finishes to determine compliance in quality, design, and codes

Education and Experience
- Bachelor degree in project/construction management, engineering, operations, architecture, business or other related discipline or equivalent experience.
- Minimum of ten years of related real estate experience in development, project management, construction management or other relevant field (hotel and mixed-use project experience preferred)
- PC proficiency to include (but not limited to) Microsoft Office applications (Word, Excel, Outlook, etc.)
- Familiarity with Microsoft Project or other Project Planning/Tracking software preferred
Essential Physical Requirements:
- Must be physically able to do assigned work as outlined above. Must be physically able to sit and use the computer as required.
- Must be able to navigate rough and uneven terrain during on-site inspections.
- Must be able to lift up to 20 pounds.
- Must be able to communicate in English effectively with other individuals.
