General Summary: The Senior Property Accountant is responsible for property management accounting for assigned commercial properties. Work involves detailed accounting for commercial leases including billing and expense reconciliations. Work also involves frequent communication with finance, leasing and property management team members.
Essential Job Functions:
- Review and approve accounts payable invoices routed electronically through Nexus related to property management. Work with Property Manager to ensure invoices are properly coded and expensed to the correct property and period.
- Process tenant cash receipts
- Research and answer Property Manager’s questions regarding tenant statements
- Generate recurring charges on the first of the month and issue tenant rent statements
- Review operating statements and identify missing expenses needing accrual
- Review and reconcile accounts receivable agings and supporting tenant ledgers
- Maintain reconciliations on balance sheet accounts
- Prepare and submit sales tax returns
- Manage fixed asset system for all rental properties and record monthly depreciation
- Set up and maintain buildings/suites square feet
- Read leases in detail regarding lease charges to ensure billings are in compliance with lease terms; maintain master spreadsheet summarizing rent/additional rent terms
- Set up recovery formulas for buildings/leases necessary for CAM reconciliations
- Prepare annual CAM reconciliations
- Prepare tangible tax returns for all rental properties
- Work with Property manager to prepare annual budgets for all properties and reforecasts as needed throughout the year
- Assist Director of Accounting with special projects as necessary
Education, experience and skills required:
- Bachelor's degree in Accounting or equivalent experience.
- Experience in property management or real estate accounting required
- Experience with MRI or Nexus preferred.
- Excel experience required
- Experience with commercial leases required
- Must be able to work productively with little direction or supervision
- Excellent organization and communication skills mandatory
- Must have valid Florida driver’s license and personal automobile available to run errands
Essential physical requirements:
- Must be physically able to do assigned work as outlined above. Must be physically able to sit and use the computer for hours at a time
- Must be able to lift up to 25 pounds
- Must be able to communicate in English effectively with other individuals
- Must be able to follow written and verbal instructions
