Homebuilding Purchasing Manager

Progressive non-traded production homebuilder is seeking a PURCHASING MANAGER.  In this role you will be responsible for managing all aspects of the Company’s Purchasing Department, including negotiating with trade contractors and maintaining low costs while meeting quality standards.  You will coordinate with project personnel as well as other departments.

RESPONSIBILITIES

• Establish and monitor budgets for all construction phases.
• Lead the recruitment and maintenance of relationships with quality, reliable trade contractors, vendors, and suppliers.
• Manage all aspects of the Company’s database, purchasing and CRM software. 
• Use company software systems to create detailed and accurate Purchase Orders.
• Research and approve subcontractor invoices and VPO’s to meet accounting deadlines.
• Track and assume responsibility for home and option pricing.
• Compile accurate quantity take-offs. 
• Help identify cost-saving techniques, materials and procedures. 
• Monitor plan changes. Estimate prices of all plan changes.
• Troubleshoot problems with trade contractors and suppliers.

QUALIFICATIONS

• Minimum of 2 years direct residential home builder purchasing experience.
• Strong Database Management experience required with specific focus on homebuilder software systems.
• Excellent verbal and written communication skills.
• Strong organization skills and ability to prioritize.
• Proficient in Microsoft Office.
