Performs general repair and maintenance of assigned City buildings, building systems and equipment, parks and/or grounds. Responsible for performing carpentry, general building maintenance, custodial tasks, maintaining assigned equipment, vehicles and supplies.  The position works under general supervision according to some procedures/processes and may determine how to complete tasks. This position is located at the Arts & Recreation Center (ARC).

This position is non-exempt. Fair Labor Standards Act overtime provisions will apply.

 Primary Duties:

These job functions are not to be construed as a complete statement of all duties performed.  Employees may be assigned additional duties by management as deemed necessary.

  • Performs duties related to the enhancement, repair, and maintenance of assigned City buildings, building systems and equipment.
  • Conducts preventive maintenance, receives and responds to repair work order, and completes records regarding work performed.
  • Performs custodial work, including but not limited to sweeping, mopping, cleaning carpets, cleaning restrooms and offices, removing trash, and other duties.
  • Sets up meetings rooms and facilities for events, and may lock/unlock facilities and arm/disarm alarm systems.
  • Assists or performs skilled work in one or more of the following trades:
  • Carpentry work in the construction, maintenance, repair and alteration of doors, partitions, walls/sheetrock, flooring materials, cabinets, roofing and other structures
  • Minor electrical work in the installation, maintenance, repair and replacement of electrical receptacles, voice/data lines, control panels, switches, circuits and other electrical components; analyzes power requirements and makes necessary adjustments
  • Plumbing work in the installation, maintenance/repair of fixtures, pipes, valves, drains and lines, water filters, fittings and accessories
  • Operating, monitoring, and coordinating service and repairs to heating, ventilation, and air conditioning (HVAC) automated systems
  • Electronics work in the design, programming, testing, installation, operation, maintenance and repair of computerized security access systems, lock and key systems, and overhead and sliding doors
  • Paints interior and exterior surfaces and structures
  • Transports materials and equipment to/from work sites, and makes deliveries and runs other errands as assigned.
  • Properly uses equipment and tools, follows safety practices (including personal protective equipment), and is continuously aware of occupational hazards during the performance of assigned tasks.
  • Maintains assigned vehicles and equipment, and performs cleaning, preventive maintenance and simple repair work as required.
  • Performs all work in accordance with all applicable policies, procedures, regulations and standards of safety and quality. Ensures the timely completion of all assignments, and provides courteous and prompt customer service.
  • Attends training, meetings and workshops as required to enhance job knowledge and skills.
  • Will be required to be placed on the on-call rotation after completion of probationary period.
  • Flexible schedule required.
  • Other duties as assigned.

 

 Minimum Qualifications:

Education and Experience:
An equivalent combination of higher education and experience may be considered, provided that the education and experience is in a relevant and related field

  • High school graduation or an acceptable equivalency diploma/GED.
  • Two (2) years of closely related experience.

 Licenses, Certifications, and/or Registrations:

  • Valid Florida Driver's License
  • Obtain a Class "B" Commercial Florida Driver's Permit with an airbrake endorsement within three (3) months from date of employment, and obtain a Class "B" Commercial Florida Driver's License within six (6) months from date of employment

Continual light work and occasional heavy work.  Requires frequent walking and standing, climbing, stooping, reaching, bending, good finger/hand dexterity and hand/eye coordination, good eyesight, hearing and speech, and regular driving of vehicle. Heavy lifting and carrying (45 pounds and over).
 
Environmental Conditions
Works indoors and outdoors in all weather conditions (heat/cold) for extended periods of time. Exposed to construction, water/wastewater, and other site hazards, including but not limited to bright/dim lights, dust/pollen, intense noise, vibration, fumes/noxious odors, toxic/caustic chemicals, electrical shock, heights of 70 feet or more, disease/pathogens, and moving machinery. Personal Protective Equipment (PPE) required.
