Real Estate Property Manager

Winter Park, Florida

 

We are seeking an experienced and dynamic Property Manager to join our team along with managing the day-to-day operations, including maintaining occupancy, marketing in order to meet the financial and operational goals of the Company. Our ideal candidate has exceptional oral and written communication skills and can develop engaging content. Along with possessing great customer service skills and the ability to moderate online and offline conversations with our tenants.

 

Job Expectations: 

  • Demonstrate a positive, professional, and client-oriented attitude about the company with coworkers, residents, owners, clients and the public, whether contact is by mail, telephone or in person. Constantly strive for improvements in work process and results to better meet client's expectations.
  • On assigned properties, act as the company's primary coordinator to assure that the company’s efforts fully meet and exceed contractual property management obligations.
  • Monitoring vendors in the areas of quality of service, cost of services and billing practices. Assuring that the project obtains the best at a low cost.
  • Assist in development and implementation of capital/ long-term and short-term physical needs of the properties
  • Regular inspection of the properties and delegation and supervision of maintenance and janitorial tasks.
  • Develop and implement a Preventive Maintenance Program that includes monitoring and compliance
  • Research, negotiate, prequalify, and maintain approved vendor list with preferred pricing
  • Obtain lien releases, final lien release and contractor affidavits
  • Monitoring contractors to ensure that work is performed within scope and timeframe
  • Maintain an approved list of vendors including their contact name and telephone numbers along with any preferred pricing
  • Oversee projects, verify work completed in accordance with terms of contract.
  • Oversee all vendor work, landscaping, parking lots & sidewalks, window cleaning, etc.
  • Purchase supplies for maintenance as needed
  • Negotiate proposals to ensure best price and keep costs to a minimum
  • Perform move-in and move-out inspections and forward reports with photos to OM
  • Research for best material and practice
  • Review contractor invoices for billing accuracy as contracted
  • Coordinate landlord improvements, tenant improvements and repairs
  • Prequalify contractors to obtain proposals based on uniform scope of work
  • Monitor all properties for cleanliness and positive appearance
  • Maintain property management files
  • Routine property inspections to identify/resolve issues observed or reported by on-site managers
  • Negotiate proposals to ensure best prices and comparable documents to keep costs to a minimum

Knowledge/Skills:

  • Excellent organizational and prioritization skills
  • Detail-oriented, concern for accuracy and ability to meet deadlines
  • Excellent Customer Service and Interpersonal Skills to meet with prospective and current tenants
  • Strong verbal and written communication skills
  • Strong attention to detail
  • Proficiency in MS Office products to include Word, Excel, Outlook, Adobe & Internet research
  • High School Diploma or GED
  • Valid Driver License required
  • 3-5 Years of prior Real Estate or Property Management Experience required
  • Degree in real estate, business or related field, a plus
  • Professional demeanor and strong, professional communication and presentation skills
  • Must be able to travel from property to property when required

Schedule:

  • Monday through Friday, nights and weekends as emergencies arise

Pay:

  • This is a non-exempt position.  Pay will be discussed during the interview process.
