Representative Duties
- Performs general building inspections to ensure electronic equipment or systems (i.e. fire alarm systems, fire sprinkler systems, audio systems, video systems, lighting control systems, confinement control systems, duress alarm systems, power monitoring systems, smoke control systems, fire suppression systems, elevator/escalator control systems.) are meeting critical operation factors.
- Ensures smoke control systems, fire suppression systems, elevator/escalator control systems.) are meeting critical operation factors.
- Accompanies contractors to ensure required tasks are performed. Oversees contract repairs & performs quality assurance inspections as required on life safety systems.
- Performs service and repairs on a wide variety of low voltage equipment.
- Follow prescribed troubleshooting procedures and refer to technical manuals, part manuals, change notices and bulletins, modification notices, etc. in order to diagnose equipment.
- Assist in Coordinating fire drills with building occupants and supervisor.
- Investigates life safety code compliance issues and performs follow-up communications, actions and documentation. Accompanies local and state fire inspectors during building inspections. Tracks and develop plans to correct deficiency notices, reports back to supervisor.
- Keeps maintenance and inspection records on all emergency equipment.
- Checks emergency power supply for life safety systems; operates systems on emergency power and periodically assist in testing emergency power source under load.
- Using a variety of tools, test and calibration equipment applies accepted maintenance, service, and repair procedures to maintain or return item to proper operation conditions.
- Checks and maintains assigned facility, equipment, or system for preventive maintenance and critical operation factors.
- Consults with trade specific employees and/or supervisor on special maintenance and repair problems.
- Multi-trade assignments and responsibilities based on daily operational needs.
- Performs other related work as assigned.
Minimum Qualifications
- Graduation from high school or equivalent and five (5) years of skill-trade experience in low voltage electrical systems, maintaining, and inspecting life safety systems such as fire alarms, and fire suppression systems, fire extinguishers, and conveyance systems or and equivalent combination of education, training or experience.
- Must possess and maintain a valid Florida Driver’s License by date of hire.
- Will be required to perform mandatory Emergency Standby Duty.
Preferences
- Preferred experience in troubleshooting other low voltage systems that may include lighting, door and intercom systems.
- Applicants with a High School diploma or equivalent from an accredited institution.
- Applicants with knowledge of building maintenance in a multi-trade environment on facilities, buildings and building systems.
- Selected candidate must be willing to be sent on maintenance calls and assist other skilled trades’ personnel when needed.
- Excellent customer service skills and ability to work in a team environment.
Notes
All candidates selected for hire in the Administrative Services Department must
successfully complete a Criminal History and Background check.
Hours will vary according to operational needs to include 1st, 2nd and 3rd shift. Assigned work hours may be 7:00am to 3:30pm. Standby duty assignment for after hours and weekends is a requirement of this position. The initial Maintenance District assignment will be the 33rd Street District. However, this position is subject to assignment at any Facilities Management location, due to project, task or operational requirements.
