The Opportunity:

UCF is seeking to fill multiple Facilities Project Manager III roles. Candidates for this job posting will be considered for additional vacancies in this department. The Facilities Project Manager III is responsible for the coordination and management of design and construction efforts to ensure the successful completion of minor and major projects in accordance with the schedule, program, and budget of the work and institutional strategy of the University of Central Florida.

Responsibilities:

PROJECT MANAGEMENT:

  • Manage and coordinate all aspects of projects including overseeing contractors, architects, engineers, and other consultants.

  • Understand and support campus sustainability efforts related to new construction and renovation projects.

  • Provide technical direction and assistance to bring deficiencies in design or implementation, and monitor final resolution.

  • Understand the details of the project scope of work and review construction documents for errors and omissions prior to bid and permit issuance.

  • Inspect and review projects to monitor compliance with contract documents, building and safety codes, and other regulations.

BUDGET MANAGEMENT:

  • Develop, review, and submit budget estimates and cost-tracking reports.

  • Identify potential issues that may result in poor financial performance or quality.

  • Review change order and additional service proposals and negotiates revisions, changes, and additions to contractual agreements.

  • Develop and review project estimates bids and Guaranteed Maximum Prices.

  • Ensure timely payments by administering and overseeing the designer and contractor payment process.

SCHEDULE MANAGEMENT:

  • Develop, implement, manage, and revise project schedule to establish realistic project timelines.

  • Develop a purchasing schedule and strategy to anticipate, address, and resolve purchasing challenges during the early stages of pre-construction.

  • Manage designer and contractor performance through periodic inspections progress of work compared with the correct schedule, percent vs. percent complete.

  • Takes action to deal with the results of delays, bad weather, or emergencies at construction sites.

STAKEHOLDER COORDINATION:

  • Manage campus construction efforts with applicable departments and other facilities staff, including executing each phase of various projects (i.e., design, pre-construction, construction, post-construction, and project close-out).

  • Work with committees and staff on campus to make sure the university's standards and needs are being met by the project documents.

  • Communicate with team members as well as keep them active in decision-making (this includes communicating with all project stakeholders on a regular basis).

  • Confer with supervisory personnel, owners, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems.

LEADERSHIP:

  • Serve as mentor to Project Manager II and Project Manager I.

  • Facilitate training of Project Manager responsibilities.

  • Serve in a leadership role within the department to assist in recognizing department needs and developing standards and procedures to improve the quality and efficiency of the department's projects.

  • Serve as a delegated signature authority in the absence of the department Manager(s) when requested by department leadership.

Minimum Qualifications:

Bachelor's or Master's degree and 4+ years of relevant experience.

Preferred Qualifications:

  • Bachelor's degree in architecture, engineering, or construction management preferred; Significant construction experience strongly preferred.

  • Working knowledge of complex and detailed technical contract language.

  • Excellent interpersonal communication and strong organizational skills.

  • Ability to problem-solve collaboratively.

  • Knowledge of commercial construction, community development, and relevant statistical and research methods.

  • Ability to use a personal computer and other office equipment.

  • Ability to respond to emergency situations in a timely manner.

  • Experience in a University setting is preferred.
