About the Job

The Intern will be assigned one or more defined business problems or critical projects aligned with Aphorio Carter's asset management and acquisition processes. This role is designed to help research, analyze, organize, and advance priority operational initiatives, process improvements, and strategic deliverables that support transaction execution, portfolio oversight, cross-functional coordination, and overall business performance. The intern will work closely with team members across asset management, acquisitions, finance, operations, and related support functions to gather information, evaluate process gaps, document workflows, track deliverables, and contribute recommendations or work products that support timely completion of key initiatives.

This is a Tampa, FL based role! The role would require 40 hours/per week, with flexibility based on class schedule.

CORE RESPONSIBILITIES:

  • Support critical asset management and acquisition initiatives by organizing project information, tracking deadlines, and helping advance strategic deliverables.
  • Assist with research, data gathering, and analysis related to portfolio performance, acquisition opportunities, market information, operational trends, and process deficiencies.
  • Help document workflows, decision points, task ownership, and communication protocols across acquisitions, asset management, finance, operations, legal, and other support teams.
  • Maintain project trackers, action item logs, due date summaries, and status updates to improve visibility, accountability, and follow-through on priority initiatives.
  • Assist in preparing summaries, dashboards, meeting materials, and executive-level updates for leadership review.
  • Support acquisition-related processes, which may include organizing due diligence materials, reviewing data rooms, summarizing information, and helping prepare transaction or investment committee support materials.
  • Support asset management projects, which may include organizing asset business plan information, performance metrics, leasing updates, capital project data, and other portfolio-level deliverables.
  • Identify opportunities to improve process consistency, information flow, documentation, and execution discipline across recurring operational activities.
  • Collaborate professionally with internal stakeholders and maintain confidentiality of business, financial, investor, and transaction-related information.

QUALIFICATIONS

Education

  • Current enrollment in an accredited undergraduate or graduate program in Business, Finance, Real Estate, Economics, Accounting, Data Analytics, Construction Management, Engineering, or a related field preferred.

Required Experience/Skills

  • Strong interest in real estate investment, asset management, acquisitions, data centers, infrastructure, or related business operations.
  • Proficiency with Microsoft Excel, Word, PowerPoint, and Outlook required
  • Experience with project management tools, financial modeling, data visualization, or real estate platforms is a plus.
  • Must demonstrate strong analytical thinking, attention to detail, organization, follow-through, written and verbal communication, confidentiality, and the ability to manage multiple priorities in a deadline-driven environment.
  • Ability to work both independently and collaboratively with cross-functional teams.

PHYSICAL ACTIVITY AND ENVIRONMENTAL DEMANDS

  • Regularly performs physical activities including standing, walking, sitting, and using hands for grasping and coordination.

  • Occasionally lifts, carries, pushes or pulls items up to 50 lbs.; climbs, balances, stoops, crouches, and works at heights up to 40 feet.
  • May be exposed to varying environmental conditions including humidity, moving equipment, and, on rare occasions, extreme temperatures or airborne particles.
