Regional Architectural Lead

Miami, FL (approximately 50% travel required across the Caribbean)

Overview

We function as the exclusive design and procurement partner for major tropical resort properties. The enterprise specializes in managing high-value purchasing, vendor relations, and logistical execution for world-class leisure destinations

This role aligns to the Product Development Department and resides with the Design Central/Architecture & Design / Pre-Construction Governance team. This person reports into the VP of Architecture & Design.

The candidate will work internally across functional with Technical Services (Project/Construction Management, MEP Engineering), Interior Design, Product Development, Operations, Procurement, Finance.

The candidate will work with external vendors including Architects, Engineers, Interior Designers, Specialist Consultants, Vendors, and area Authorities.

The Role

The Regional Architectural Lead is responsible for leading the overall pre-construction design process across multiple projects within the region.

The role operates within Design Central and serves as the overall process lead for architectural scope definition, interdisciplinary alignment, stage progression, and project readiness prior to design freeze.

The position brings structure, clarity, and accountability to the front-end of development, ensuring that scope, design intent, operational requirements, technical constraints, and Company Technical Standards are aligned before projects advance into procurement and construction.

Position Accountability
• Lead and be accountable for the overall architectural design process during pre-construction across assigned projects
• Prepare and manage pre-construction schedules aligned with project milestones
• Lead development and coordination of area programs to define project scope
• Drive adherence to agreed timelines by internal teams and external consultants
• Ensure alignment of scope, design intent, and technical requirements prior to design freeze
• Support integration of cost, constructability, and operational considerations into design development
• Identify risks, gaps, and inconsistencies early and drive timely resolution
• Lead coordination and consolidation of the final product brief and project charter prior to approval gates
• Facilitate alignment across key stakeholders including Product Development, Operations, Marketing, Finance, and Technical Services
• Ensure all design review comments are tracked, resolved, and incorporated prior to stage progression
• Coordinate with procurement and construction teams to ensure design deliverables are complete and ready for tender
• Contribute to consistency and quality across projects through Design Central governance
• Review architectural design solutions against Company Technical Standards and project requirements related to passive fire and life safety (FLS) and accessibility
• Coordinate with MEP discipline to ensure alignment of active FLS systems within the overall design
• Ensure architectural layouts support operational requirements, guest circulation, and service efficiency

Technical Focus
• Lead development of architectural space planning solutions, including guest areas and back-of-house sequencing
• Ensure layouts support operational workflows, adjacencies, and service efficiency
• Coordinate with Operations and Product Development to align spatial planning with functional requirements
• Optimize circulation, zoning, and adjacencies to enhance both guest experience and operational performance

Responsibilities

Pre-Construction Leadership and Coordination
• Lead the overall pre-construction design process across multiple concurrent projects within the

region
• Drive progress against pre-construction schedules and milestone deliverables
• Establish meeting cadence, agendas, and decision tracking protocols
• Ensure accountability across all stakeholders for timely delivery
• Lead the recommendation, selection, and engagement of design consultants
• Lead onboarding of design teams and project kick-offs

Design Integration and Discipline Coordination
• Coordinate Architecture, MEP, Interior Design, F&B, and other disciplines into a cohesive design solution
• Ensure alignment between Product Development, Operations, and Technical Services
• Identify and resolve coordination issues early in the design process
• Lead structured design reviews and ensure closure of all comments

Scope and Cost Alignment
• Lead development and coordination of area programs
• Ensure scope definition is clear, complete, and aligned across disciplines
• Support alignment between design development and cost targets with QS
• Maintain awareness of cost implications during design development

Process Governance and Standards
• Apply Design Central governance framework and stage-gate discipline
• Ensure adherence to Company Technical Standards, templates, and review protocols
• Drive accountability through structured workflows
• Support continuous improvement of pre-construction processes

Multi-Project Oversight
• Lead pre-construction efforts across multiple concurrent projects within the region
• Maintain consistency in process and deliverables across projects
• Support benchmarking and knowledge sharing Design Continuity and Post-Design

Support
• Conduct periodic site visits to verify alignment with approved design intent and pre-construction documents
• Identify deviations and coordinate resolution with stakeholders
• Lead RFI coordination related to design intent and ensure timely closure
• Support clarification of design documentation during execution
• Serve as coordination point between design and construction teams for design-related issues

Qualifications
• Degree in Architecture
• 10-15 years of experience in hospitality or large-scale development
• Demonstrated experience in hospitality design with strong understanding of BOH planning, operational workflows, and service sequencing
• Strong experience in pre-construction and design coordination
• Experience managing multi-disciplinary teams and consultants
• Working knowledge of cost, scheduling, and design development processes
