Regional MEP Lead

Overview
We function as the exclusive design and procurement partner for major tropical resort properties. The enterprise specializes in managing high-value purchasing, vendor relations, and logistical execution for world-class leisure destinations
This role aligns to the Product Development Department and resides with the Design Central/Architecture & Design / Pre-Construction Governance team. This person functionally reports into the VP of Architecture & Design.
The candidate will work internally across functional with Technical Services (MEP Ops, Project/Construction Management), Architecture, Interior Design, Product Development, Operations, Procurement, and Finance.
The candidate will work with external vendors including MEP Engineers, Fire & Life Safety Consultants, Commissioning Agents, Vendors, and Specialist Consultants.
The Role
The Regional MEP Lead is responsible for leading engineering systems integration and technical readiness during pre-construction across multiple projects within the region.
The role operates within Design Central and is accountable for ensuring that all mechanical,
electrical, plumbing, and fire life safety systems are fully defined, coordinated, and aligned with architectural design, interior design, operational requirements, cost parameters, and Technical Brand Standards prior to design freeze.
The position drives early-stage alignment, system definition, and risk mitigation to ensure projects are technically sound, buildable, and ready to advance into procurement and construction.
Position Accountability
• Lead and be accountable for MEP and FLS system integration during pre-construction
across assigned projects
• Define engineering system strategies, including central plant, distribution, and
infrastructure requirements
• Ensure alignment of engineering systems with architectural layouts, interior design
intent, and operational requirements
• Support development and validation of project scope, including infrastructure capacity
and system requirements
• Integrate cost, constructability, lifecycle performance, and operational considerations
into engineering design
• Identify technical risks, system conflicts, and performance gaps early and drive timely
resolution
• Review alignment of passive and active fire life safety (FLS) strategies within the overall
design against Company Technical Standards and project objectives
• Review engineering design deliverables against Company Technical Standards, project
requirements, and agreed design criteria
• Support coordination and consolidation of engineering inputs into the project brief and
design deliverables
• Lead engineering coordination and alignment across stakeholders including Product
Development, Operations, Technical Services, and external consultants
• Ensure all engineering-related design review comments are tracked, resolved, and
incorporated prior to stage progression
• Coordinate with procurement and construction teams to ensure engineering deliverables
are complete and ready for tender
• Contribute to consistency and quality across projects through Design Central governance

• Lead development of MEP system concepts and design strategies aligned with project
objectives
• Ensure systems support operational performance, guest comfort, service efficiency, and
resilience
• Review system sizing approaches, redundancy strategies, and resilience considerations
to ensure alignment with project objectives, operational needs, and Technical Brand

• Review engineering solutions for alignment with sustainability, energy efficiency,
lifecycle performance goals, and Company Technical Standards
• Coordinate system interfaces across disciplines to ensure seamless integration
Responsibilities
Pre-Construction Leadership and Coordination
• Lead engineering coordination across multiple projects during pre-construction,
including dedicated engineering coordination calls and technical workshops as needed
• Lead engineering scope definition, stakeholder alignment, and system readiness in
advance of design freeze
• Align engineering inputs with project milestones and stage progression requirements
• Ensure accountability for timely delivery of engineering inputs and review comments
Design Integration and Discipline Coordination
• Integrate MEP systems with Architecture, Interior Design, F&B, and operational
requirements to deliver cohesive, buildable solutions
• Coordinate system interfaces across disciplines and identify conflicts early in the design
process
• Support structured design reviews and ensure closure of engineering-related comments
• Maintain alignment of technical solutions with project objectives and design intent
Scope and Cost Alignment
• Support engineering scope definition and alignment with cost targets during design
development
• Maintain awareness of system implications during design development and procurement
planning
• Guide value engineering to balance performance, durability, and cost efficiency
• Integrate lifecycle performance and operational considerations into engineering decisions
Process Governance and Standards
• Apply Design Central governance framework and stage-gate discipline within the
engineering scope
• Ensure adherence to Company Technical Standards, technical standards, and review
protocols
• Maintain consistency in engineering review approach and deliverable quality
• Support continuous improvement of engineering coordination processes
Multi-Project Oversight
• Lead engineering coordination across multiple concurrent projects within the region
• Maintain consistency in approach, quality, and deliverables across projects
• Support knowledge sharing and technical benchmarking
Design Continuity and Post-Design Support
• Conduct periodic site visits to verify alignment with approved engineering design intent
and pre-construction documents
• Identify deviations and coordinate resolution with stakeholders
• Support resolution of engineering RFIs related to design intent, brand standards, and
system coordination
• Support clarification of engineering documentation during execution
• Serve as technical coordination point between design and construction teams for
system-related issues
Qualifications
• Degree in Mechanical, Electrical, or related Engineering discipline
• 10-15 years of experience in MEP design and coordination for large-scale projects
• Hospitality experience strongly preferred
• Strong knowledge of Fire Life Safety principles and applicable standards
• Experience in multi-disciplinary coordination and complex project environments
• Licensed Professional Engineer (preferred)
