The Service Technician supports the maintenance team through make-ready work and basic mechanical repairs. This role is responsible for supporting community appearance and common-area cleanliness. This role prepares vacant apartment homes for move-in, completes routine service requests within skill level, performs basic troubleshooting, and develops broader technical capability in plumbing, electrical, appliances, fixtures, doors, locks, painting, and general building maintenance.

CORE RESPONSIBILITIES:

Make-Ready & Unit Turn Support

  • Completes make-ready checklists, punch list items, touch-up painting, drywall patching, caulking, hardware replacement, fixture repairs, blind replacement, door adjustments, and general unit-turn tasks.
  • Prepares vacant apartment homes for move-in by checking basic function, cleanliness, appearance, safety items, locks, lighting, plumbing fixtures, appliances, smoke detectors, and general readiness.
  • Assists with trash-out, supply movement, appliance movement, shop organization, material staging, and coordination of work needed to meet move-in deadlines.
  • Reports incomplete work, vendor follow-up needs, safety concerns, damage, pest concerns, water intrusion, or maintenance issues discovered during unit turns.

Basic Mechanical Service

  • Performs basic plumbing repairs such as unclogging drains, replacing toilet parts, tightening fittings, replacing aerators, repairing minor leaks, and escalating complex plumbing concerns.
  • Performs basic electrical-related tasks within skill level, such as replacing bulbs, outlets, switches, covers, batteries, filters, and reporting electrical concerns that require advanced support.
  • Completes basic appliance checks and repairs within skill level, including refrigerators, ranges, dishwashers, disposals, washers, dryers, and related troubleshooting.
  • Performs basic door, lock, cabinet, shelving, trim, fixture, hardware, and general maintenance repairs under established procedures.

Work Orders, Documentation & Escalation

  • Completes routine work orders within assigned skill level and documents labor, materials, completion notes, access issues, follow-up needs, and unresolved concerns.
  • Escalates HVAC issues, advanced diagnostics, recurring repairs, code concerns, resident disputes, safety risks, water intrusion, mold-related concerns, and repairs outside current skill level.
  • Learns and applies company service standards, resident communication expectations, property procedures, Yardi/work order documentation, and safe work practices.

Resident Relations & Property Support

  • Supports resident satisfaction by helping ensure apartment homes are clean, functional, safe, and move-in ready.
  • Communicates professionally with residents and team members, provides basic status updates when appropriate, and routes concerns to the proper team member.
  • Assists with common-area upkeep, amenity checks, property walks, emergency preparation, and other service team priorities as assigned.

QUALIFICATIONS

Education

  • High school diploma or GED required, or requisite experience will be considered

Required Experience/Skills

  • 1 or more years of make-ready, maintenance, construction, or related hands-on experience preferred
  • HVAC certification preferred
  • Basic mechanical aptitude and ability to learn routine apartment maintenance tasks
  • Ability to complete make-ready checklists, basic repairs, and documentation with direction

Certifications

  • EPA Section 608 Type II Certification preferred.
  • CPO certification preferred where pool operations apply
  • Valid driver's license required to operate property vehicles or equipment, including golf carts, as assigned

PHYSICAL ACTIVITY AND ENVIRONMENTAL DEMANDS

  • To work outdoors in the climate of the region that the property is located.
  • To be able to safely use manual and power tools weighing up to 40 pounds
  • To be able to safely carry, set-up and climb ladders and sections of scaffolding weighing up to 125 pounds, which reach heights of 40 feet
  • To assist in the safe and proper transportation and set-up of appliances, furniture, building materials, tools, supplies, and equipment up to 250 pounds. Such transportation will require the use of hand trucks and may necessitate the climbing of flights of stairs
